    Do you offer trade rates for estate agents and property managers?

    Yes. We work with letting agents, property managers, social housing teams and portfolio landlords across Newcastle and the North East. If you instruct us regularly we'll set up a trade account with preferential pricing and consolidated monthly invoicing.

    What are your payment terms for trade accounts?

    One-off jobs are payable on completion by card or bank transfer. Trade-account clients are invoiced monthly on 14-day payment terms by default, with 30-day terms available for established letting agents and housing associations on request.

    How are quotes calculated?

    Most properties are quoted on a fixed-price basis after we've seen photos and the address. Pricing is driven by volume of waste, access (stairs, parking, loft) and disposal class — not by the hour — so you know the cost up front and there are no surprise add-ons.

    How quickly can you clear a property between tenancies?

    Standard turnaround is 24–48 hours from booking. Where check-in dates are tight, we can usually attend within 24 hours and complete most 1–3 bed properties in a single day.

    How should we prepare a property before your team arrives?

    Honestly — you don't need to do anything. Leave everything in place. We'd rather see the property as the tenant left it so the photo evidence is meaningful. Just let us know about parking, key access, alarm codes and any items the landlord wants kept.

    Do you handle hoarded properties or heavily soiled flats?

    Do you collect and return keys?

    Yes. We can collect keys from your office, the outgoing tenant or a key safe, complete the clearance, and return them the same day — saving your team a site visit.

    Can you clear a property when tenants have left belongings behind?

    Absolutely. Provided the correct notice periods under the Torts (Interference with Goods) Act 1977 have been served, we can remove abandoned furniture, white goods and personal items. We'll keep an inventory and photo record in case anything is later disputed.

    What paperwork do you provide for our records?

    Every clearance includes a waste transfer note (legal requirement), an itemised summary of what was removed, and time-stamped before/after photos. This pack is designed to be forwarded straight to the landlord or uploaded as evidence to TDS, DPS or MyDeposits when supporting a deposit deduction.

    Can your photo evidence be used in deposit disputes?

    Yes — that's exactly what it's designed for. Photos are time-stamped, taken room-by-room before and after the clearance, and supplied alongside the waste transfer note and itemised inventory. Adjudicators expect a clear evidence trail and our pack gives you one.

    What percentage of waste is actually recycled or reused?

    On average we divert 90%+ of every clearance away from landfill. Furniture and white goods in usable condition are donated to local families and community partners; metals, electricals, textiles and cardboard are sent for recycling; only genuine residual waste is sent for licensed disposal. We can supply a sustainability summary on request for ESG reporting.

    Do you also handle probate clearances if a tenant or landlord has passed away?

    Yes. We run a dedicated probate house clearance service alongside our trade work — sensitive, paperwork-led and fully insured. We work directly with executors, solicitors and family members.
