When you engage us for a house clearance, here’s what you can expect:

The company owner, Gabriel, will visit the site on an agreed time and day and conduct a walkthrough with you (or your appointed representative).

We work with you, or independently if preferred, to identify items to keep, sell, recycle or dispose of – including segregation of any valuables, paperwork, personal items or sentimental belongings.

Identify volume or disposal and unwanted contents (furniture, appliances, general clutter, garden items) and responsible recycling where possible – we work in line with UK waste‑carrier and Environment Agency guidelines.

Optional cleaning / clearing of remaining fixtures if you are preparing the property for sale or hand‑over can be discussed if required.

Transparent documentation of the process – especially important if the clearance links to a deceased estate or probate.

Typical Time Frames

How Long Will the Clearance Take? Here is a typical timeline to guide your planning:

Initial enquiry & site visit: Usually within 24‑48 hours of first contact.

Quotation & agreement: After assessment we’ll send you a detailed quote; once accepted we book a date.

Preparation stage: You label any items you wish to retain; we arrange logistics (vans, team size, access).

Clearance day(s): For a small one‑bed flat: perhaps just a few hours. For a typical three‑bed family home: 1 day, sometimes over multiple days depending on volume and complexity.

Final sweep & reporting: Once items are removed, we do a final check, hand back keys if required, and provide evidence via video footage or images (if you are not present at the property) to confirm that the clearance is complete.

How Probate Valuation Integrates with a House Clearance

When a property is part of a deceased estate (and especially when you are applying for probate), it’s important to consider how contents and chattels are valued and then cleared. Key points:

A probate valuation assesses the value of the deceased’s assets at the date of death — including household items, furniture, art, jewellery, etc.

The clearance service needs to work alongside the valuation: items of value should be identified and catalogued before the clearance commences.

After the valuation is done and any items retained or sold, the remaining contents can be cleared.

We have encountered houses where doors can’t open to allow for a full inspection due to the amount of clutter. There are stages of hoarding that help us identify what the Angel team will be dealing with. Complex hoarding clearances will often take twice as long as a standard clearance.

When a relationship breaks down and the marital home is no longer, a house clearance can become complicated, especially when it comes to the fair distribution of contents and assets. Who takes what? 

In a generic, undisputed house clearance, keys are handed over and the house is cleared, unless both parties have been specific about what items they have agreed to keep or put in storage.

In these circumstances it’s extremely helpful and beneficial for parties to create a household inventory to keep track of everything, understand what belongs to whom, what needs to be removed and where it is being delivered to (see our removals section). Our Angel probate service can help ascertain the monetary value of items if you require this service. This can be beneficial for parties who want to offset the value of items towards the cost of a clearance.

Often one of the parties will still be living in the family home and may refuse to communicate with their ex partner. If this happens to be your current circumstances, we offer support to be the ‘go between’ for both parties. Coherent communication between all parties is essential. We all have to agree to a list, a contract of which items are to be kept, left, cleared, stored or delivered.

If tenants vacate a property before the contractual agreement ends and are in breach of contract, for example breakages and appliances missing, we can supply you with video and photographic evidence before the clearance commences.  This can further be used as evidence if a court hearing arises.  At Angel, we don’t judge circumstances.  Our aim is to save the planet by clearing any property, making sure nothing goes to landfill, and that everything gets re-homed, restored or recycled.

When a loved one passes away and there are several beneficiaries to the Will assets must be distributed correctly. Usually a named person in the will or next of kin will oversee legal affairs and often obtain ‘probate’.

At Angel House Clearance we offer an in–house probate service. Household items go through the probate process as they are seen as probate assets.   Most household probate assets have little monetary value and have more sentimental value.  Our Angel Probate valuer has been in the secondhand goods and antique trade for over 30+ years and can assist you through the value of household items.  The monetary value of the household items can be off-set against the overall house clearance costs.

Working out what to do with your possessions and pets when you have a prison sentence is difficult and emotional, especially if you don’t have support to help oversee a clearance.

Check with your insurance policy agreement.  Most insurance companies don’t cover contents insurance if you no longer live in the property.

If an immediate clearance is needed after a custodial sentence decision, we can help.  Teaming up with local trade services and professionals, we have the best solution for long term storage or immediate removal of all items.

In circumstances where items haven’t been seized by authorities or given to family or close friends, the Angel Team can assist in the safe disposal and/or distribution of unwanted goods.

We work closely with an animal charity to help house pets that are left in a property.  Two members of staff from our Angel team have rescue dogs, recently Antonia adopted Cole after the previous owner was sentenced.

If you live away from the property to be cleared, or you live abroad our Virtual Distance package allows us to contact you for a virtual house tour using  Zoom or WhatsApp.

We walk you through every room, attic, shed, even cupboards making an inventory of what you want put to be put into storage, cleared or sent abroad.  It’s a very straight forward and stress-free process.

We work closely with Inter Global Forwarding who specialise in cargo and freight management offering reliable solutions to logistical problems.

We find the Virtual Distance Package allows clients to feel included at every step of the clearance, and we’re saving on our carbon footprint.

The Angel team offer a gardening service to clear an overgrown space.  We also offer a bespoke landscaping service carried out by a partner company.  Their ethos is to bring the newly cleared house into harmony with the changes, just as the seasons change so does the next chapter of home.

If English is not your first language we use professional translators to assist with complex procedures regarding the clearance. This service will need to be paid for prior to the clearance commencing.
